However, not all cities have the same rules when it comes to allowing a property to be used for this income generating investment. Below, I have listed the cities that surround St. George, Utah - their policy on the matter, as well as, neighborhoods that are pre-approved for short term vacation/nightly rentals.

HURRICANE, UTAH
The city of Hurricane allows short term rentals under 29 days. However, if it is a property that is not in a community pre-approved by the city, there is a waitlist to get the proper approval. The city of Hurricane only allows a percentage of its city to be short term rentals that are not full-time occupied by the owner. If you are on the waitlist, you are essentially waiting for someone to give up their short term rental approval on a property. If you purchase a property that is already approved, it will still be approved once you take possession.
Current Short Term Approved Neighborhoods:
- Retreat at Sand Hollow Resort
- Villas at Sand Hollow Resort
- Coral Springs Resort
- Zion Village Townhomes
- Dixie Springs - (Currently there is a waitlist for licenses)
Residential Vacation Rentals:
- Owner is required to get a license
- The city only allows a small percentage of licenses to be issued.
AirBNB Residential Hosting:
- Required to be owner occupied
- Owner is required to get a residential hosting license
- There is no limit on residential hosting licenses

LA VERKIN, UTAH
The city of La Verkin allows short term rentals under 29 days. The city of La Verkin, like Hurricane, only allows a percentage of its city to be short term rentals, that are not full-time occupied by the owner. Like I said above, if you are on the waitlist, you are essentially waiting for someone to give up their short term rental approval on a property. If you purchase a property that is already approved, it will still be approved once you take possession.
Residential Vacation Rentals:
